Three Little Known Tricks to Help You Find the Right Property

When it comes to finding the perfect property, everyone always has their differing preferences. However, it’s safe to say that nearly everyone will agree that the three things we highlight in this blog are critical factors for them. And chances are, they didn’t even know it!

So, how do you find the right property for you?

In this article, we will explore three little-known tricks that can help you find the right property:

  1. The orientation of the house,

  2. The layout, and

  3. The street appeal

Orientation

The orientation of a house refers to how it is positioned in relation to the sun, and it plays a crucial role in terms of natural light, energy efficiency, and overall comfort. A well-oriented house can significantly enhance your living experience. Here's why:

  1. Natural Light: A house with a favourable orientation can maximize natural light throughout the day, reducing the need for artificial lighting and creating a bright and inviting atmosphere.

  2. Energy Efficiency: An optimally oriented house can take advantage of passive heating and cooling, minimizing the reliance on artificial heating and cooling systems. This translates into potential energy savings and reduced environmental impact.

  3. Outdoor Living: Consider the positioning of outdoor areas such as patios, decks, or gardens. An appropriately oriented outdoor space can provide a comfortable environment for relaxation, entertaining, and enjoying outdoor activities.

Layout

The layout is another crucial aspect to consider when searching for the right property. The layout not only determines the flow and functionality of the living spaces but also affects the potential for future renovations or modifications. Here's why the layout matters:

  1. Practicality and Functionality: A well-designed layout optimizes the use of space, providing practical and functional living areas. Consider factors like the placement of bedrooms (typically at the front of the house), bathrooms, and kitchen/living spaces (usually at the rear) to ensure they meet your specific needs and preferences.

  2. Privacy: The layout should offer a balance between communal and private spaces. Pay attention to the arrangement of bedrooms and living areas to ensure privacy for family members or guests.

  3. Future Potential: A flexible layout can provide opportunities for future modifications or expansions. Consider whether the property's layout allows for easy reconfiguration or potential additions to accommodate changing needs or lifestyle preferences.

Street Appeal

Street appeal refers to the overall attractiveness and impression that the façade & landscaping at the front of the property gives from the street. The street appeal of a property has a massive impact on the desirability, resale value, and the overall satisfaction of living in a particular neighbourhood. Here's why street appeal matters:

  1. First Impressions: A well-maintained exterior and appealing street presence create a positive first impression. This can generate a sense of pride for homeowners and potentially attract more interested buyers if you decide to sell in the future.

  2. Neighbourhood Perception: The street appeal of a property can reflect the overall desirability and character of the neighbourhood. A well-presented street can indicate a sense of community pride and a desirable living environment.

  3. Potential for Capital Growth: Properties with strong street appeal are often sought after by buyers, which can contribute to potential capital growth over time. Investing in a property with good street appeal can be a smart long-term decision.

Tips

  • To check the orientation of a property, take your phone out and open the compass app whilst you’re standing in different rooms & the backyard of the property. If the backyard faces North, the property is very likely to have a warm, sun-filled atmosphere.

  • When reviewing the layout, pull up the floorplan from the property listing. Check that bedrooms are 3mx3m wide and if you’re planning to renovate, try to visually understand how the flow of the house will work after renovations are complete.

  • When considering street appeal, take into account factors such as trees on the nature strip, the condition & appeal of next door neighbours, the width of the street and the façade of the property. A poor street appeal can be reversed with some clever low-cost paint & landscaping.

Finding the right property goes beyond the number of bedrooms and bathrooms. The orientation of the house, the layout, and the street appeal are often overlooked factors that can greatly impact your satisfaction and investment potential. By considering these three little known tricks, you can make a more informed decision that aligns with your lifestyle, enhances your living experience, and potentially adds value to your property.
