How We Helped Grant & Rachel Purchase Their First Home In Cardiff South 

As first-time home buyers moving from Sydney to Newcastle, Grant and Rachel were excited about starting a new chapter in their lives. However, they were faced with several challenges and uncertainties that made the process seem daunting. 

The Hurdles 

Grant and Rachel were unsure where to begin their property search in Newcastle. Being unfamiliar with the local market, they felt they lacked the necessary knowledge to make informed decisions when it came to spending such a large amount of money. On top of this, they found it challenging to work with real estate agents who might not fully understand their unique preferences and requirements and were bound by a tight purchase timeframe. So, how did we solve these problems? 

The Process

Through this, we identified multiple off-market properties which opened up more options for Grant and Rachel to explore. The key here was showing more properties to Grant & Rachel than they would otherwise have found, which ensured they could meet their tight purchasing timeframe. 

  1. Inspect: After narrowing down the choices, we personally inspected four properties that closely matched their requirements. This step helped them gain valuable insights into the properties, allowing them to make well-informed decisions, all from the comfort of their home in Sydney. They only made the trip to Newcastle once, and that was to inspect the property we eventually purchased. 

  1. Due Diligence: Understanding the importance of transparency, we provided detailed analyses on flood zoning, bushfire risk, and gave Grant & Rachel a host of local area insights. This helped them figure out for themselves whether they would fit into the local community without having lived there previously. Additionally, we highlighted the proximity to amenities such as cafes and restaurants, ensuring that they were well-informed about each property's surroundings.

Fair Market Value Assessment: To help Grant and Rachel determine the fair market value of the properties they were interested in, we completed thorough valuation activities (similar to how a valuer values property for a bank). This ensured that they could make an educated assessment of the properties' worth, well in advance of making an initial offer. 

  1. Negotiation: Lastly, and most importantly, we developed a logical negotiation strategy that centred on our four key concepts to secure the best possible deal for Grant & Rachel. In hindsight, they still thank us for applying a rational approach because they both agreed that left to their own devices, they would have offered much more! 

The Result 

Thanks to our structured process, Grant and Rachel's worries about buying in an unfamiliar area all but disappeared. They were able to tap into our in-depth knowledge of the Newcastle market to give them the confidence they needed to make a well-informed decision.
