How We Helped Mary & Michael Purchase Their New Family Home Completely Off-Market 

Mary & Michael, schoolteachers and parents of three, were facing the daunting task of relocating their family from Moree back to Mary’s hometown of Newcastle. With a deadline for the move looming and a busy teaching schedule, they found themselves struggling to find the perfect family home. The Hurdles 

Mary and Michael had very limited time to dedicate to the property search and couldn't easily communicate with agents throughout the day. Being 6 hours away only added to their challenges, with the logistics of inspecting properties almost making the property search impossible. In addition, their new property needed to meet several requirements, including being located close to their family and friends in the area. Despite exhaustive online searches, they just couldn't find a property that ticked all the boxes, if any. Compromising on their dream home seemed inevitable as they now faced the additional pressure of needing a simultaneous settlement before leaving Moree. 

The Process 

After meeting with Mary and Michael, we got to work. This is what the process looked like: 

  • First up, we discussed the family’s specific property needs and location requirements. This allowed us to quickly get up to speed on what their key criteria were. 

  • Next, our team tirelessly scoured the market for properties that met Mary's brief, even going as far as knocking on doors to find potential off-market opportunities. Across our journey together, we discovered a number of off-market opportunities which increased the chances of Mary & Michael finding the right one. 

  • When we found an appealing property, we completed video inspections on their behalf, providing comprehensive commentary and expert insights to ensure they felt as though they had walked through the properties themselves. 

  • Once we got the green light from Mary & Michael, we then scheduled and reviewed building and pest reports, provided detailed analyses on risk factors such as flood zoning, bushfire risk, and future local development. Additionally, we offered insights into school zones, community nature, proximity to amenities, and local lifestyle attractions. 

  • Lastly, the property we eventually purchased was identified directly with a homeowner. Negotiating in this fashion allowed us to better meet the vendors needs and also secure the property without competition and completely off-market. Having such close communication with the vendor we also managed to negotiate Mary & Michaels critical terms, a short and simultaneous settlement. 

The Result 

After the dust finally settled, Mary & Michael found themselves seamlessly into a beautiful family home in her childhood neighbourhood of Charlestown East. This all came together after Chamberlain Brown door-knocked just one property. The large family-friendly property, located in the same street as Mary's family and friends, checked every box in their buyer brief.  

By purchasing the property off-market in just 4 weeks, we saved Mary & Michael a significant amount of time and hassle, all while ensuring a smooth negotiation process.
